APPROVED: Amendment to the site plan for 841 Broadway (“Broadway Park West”) will add a four story, 22 unit apartment building with 973 square feet of commercial space. Of the 22 units, 18 will be affordable. (Legistar)
- The original site plan was approved by City Council in September 2020: https://a2council.com/ann-arbor-city-council-september-21-2020/
- The Planned Unit Development (PUD) zoning for this parcel was most recently amended by City Council in January 2023, with a requirement that the developer either contribute $2,057,350 to the City’s Affordable Housing Fund or construct affordable units as 15% of the total project units. https://a2council.com/ann-arbor-city-council-january-23-2023/
- The addition of these 18 units of affordable housing will satisfy the requirement for affordable housing units in the 841 Broadway Development Agreement

DEFEATED: A proposed ordinance amendment would have permitted larger Accessory Dwelling Units (ADUs) – up to 1700 square feet – where both the principal dwelling unit and the accessory unit are deed-restricted to remain permanently affordable. The amendment was proposed by the nonprofit Ann Arbor Community Land Trust, which is investing in properties that will be deed-restricted to be permanently affordable. (Legistar)
- The ordinance amendment was presented by Ann Arbor Community Land Trust executive director Sarah Lorenz.
- At the table, a majority of the Commission amended it to remove the requirement for affordability and broadly permit ADUs up to 1700 square feet (where the accessory unit was smaller than the principal unit). It was then rejected.
