APPROVED: Planned Unit Development (PUD) zoning district, supplemental regulations, and site plan for the Hickory Way Phase III development on a 1.15 acre parcel at 1146 South Maple Road. (Legistar)
- The parcel is currently zoned TWP (Township). The PUD zoning and supplemental regulations will allow multi-family residential building as provided in R4E zoning, requiring a minimum of 39 affordable housing units.
- The site plan approved includes a four-story building with 39 one bedroom units, 20 parking spaces, and 10 bicycle spaces. According to the staff report (link), “The proposed affordable housing development would target low-income tenants earning up to 60% of Area Median Income. Up to 35% of units would be designated as supportive housing for formerly unhoused residents. All units are planned to meet affordability standards.”
- The parcel is currently owned by the City of Ann Arbor. City Council approved the sale of this property to Avalon Housing in August 2022, with the resolution stating “the sale of 1146 South Maple Road shall be contingent on Avalon Housing, Inc. completing due diligence, acquiring necessary City zoning and site plan approvals, and securing financing for acquisition and construction of the affordable housing within a 33-month period”. https://a2council.com/ann-arbor-city-council-august-4-2022/
