Ann Arbor City Planning Commission: September 4, 2024

Sep 4, 2024 | Planning

This meeting was held in person at City Hall.

APPROVED: A Special Exception Use (SEU) permit and site plan for 700 S. State Street will allow the renovation of the Theta Delta Chi fraternity house that previously had a maximum capacity of 18. The renovation will increase occupancy to 28 people with a live-in resident manager. Trash, recycling, and bicycle parking improvements are included in the site plan. (Legistar)

  • According to the staff report (link) “the existing building is 12,386 square feet including the basement and three floors above grade. The fraternity’s residential capacity is determined by the requirements of Chapter 105 Housing Code which considers, among other things, the minimum living space per occupant. Living space addresses minimum room size for sleeping rooms and common areas, ceiling heights, room arrangement, security, and more. Rental Housing Services has determined that the house meets code requirements for 28 occupants.”
